Central Areas and Near the Beach
Playacar
Playa's most exclusive residential area, featuring an 18-hole golf course designed by Robert Von Hagge. Divided into Playacar Phase I (closer to the ocean with luxury villas) and Phase II (around the golf course with houses and condominiums). Features the Xaman-Ha Aviary where you can see tropical birds, small Mayan ruins, direct access to beach clubs like Reef Coco Beach, and Paseo del Carmen shopping center. Downtown/Heart of Playa
The original area of the city, vibrant and cosmopolitan, where it all began as a fishing village. The famous 5th Avenue (Quinta Avenida) runs through this area with international restaurants, beach bars, designer shops, and craft stores. Here you'll find Fundadores Park with the Papantla Flyers, the Portal Maya (iconic sculpture), and the Cozumel ferry pier. The downtown beach is public with a lively atmosphere. North Zone
Colosio (Luis Donaldo Colosio)
The most authentically Mexican neighborhood, named after the presidential candidate. This is where the local community that works in the tourist zone lives. You'll find Mercado Dac (the largest and most economical market), taco shops like El Fogón and El Ñero, traditional bakeries, and real Mexican culture. Sundays feature a tianguis (street market) with fresh products. Rents are more affordable and there's lots of local commerce. The Mega Comercial Mexicana and several banks are here. It's noisy and busy, but full of life and local flavor.
Las Palmas
Quiet residential development with a mix of single-family homes and mid-level apartments. The area has Las Palmas Plaza and is near Macro Plaza with Cinépolis theaters, restaurants, and shops. It has several small parks, local gyms, and is well-connected with public transportation. Popular among young Mexican families and some expats. Near the Playa del Carmen Technical Institute.
Nicte-Ha
Established residential neighborhood with one and two-story houses, many with large gardens. Quiet area with tree-lined streets, popular among families with children. Has small parks, is near schools like Colegio Inglés, and has easy access to the federal highway. More affordable than newer areas but well-maintained.
West Zone
Bosque Real
Gated community with three sections, each with its own entrance and security. Spacious 2-3 bedroom houses with gardens, many with private pools. The development has common green areas, playgrounds, and sports courts. Popular among middle-upper class Mexican families and expats with children. Near Amerimed Hospital, Chedraui and Walmart supermarkets, and 10 minutes from downtown. Quiet streets ideal for walking dogs or biking.
Cataluña I, II, and III
Residential developments built in phases. Cataluña I was the first, with more traditional houses. Cataluña II is newer with modern amenities like community pool, gym, and clubhouse. Cataluña III is the most recent with contemporary designs and larger lots. All have security, paved streets, and underground utilities. Popular among professionals working in Cancún or Playa. Near Universidad Riviera and several private schools.
Marsella I, II, and III
Mid-level subdivisions with good entry prices. Marsella I is the most established with traditional Mexican-style houses. Marsella II offers more modern houses with small gardens. Marsella III is the newest with pre-sale house options. All feature controlled access, wide streets, and are near transportation routes. Popular among hospitality industry workers and local families. Close to convenience stores, tortilla shops, and basic services. Good value for long-term rentals.
Selvanova
Unique residential complex with eco-friendly concept, where 60% of the land is preserved as jungle. Apartments and houses integrated with nature, some overlooking natural cenotes within the development. Features clubhouse, gym, yoga deck, and walking trails through vegetation. Cenotes are for exclusive resident use. Very quiet and cool due to vegetation. Popular among environmentally conscious foreigners and wellness professionals.
El Cielo

Gated community established over 10 years ago, with consolidated family atmosphere. 2-3 level houses with garage, many customized by owners. There are small stores within the development and 24/7 security. Popular among permanent residents seeking community. 15 minutes from downtown and near Universidad del Caribe.
Gran Santa Fe
Large development with several phases, from economical houses to larger residences. Has its own shopping center with Oxxo, medical offices, and restaurants. Sports courts, parks, and internal transportation. Popular among working Mexican families.
South Zone
Xcalacoco
Rapidly developing area with new subdivisions every year. Further from downtown (20-25 minutes) but with larger properties and nearby nature. Several cenotes in the surroundings like Cenote Azul. New developments include modern amenities while maintaining rural feeling. More affordable prices for land purchase. Popular among those seeking long-term investment or more space.
La Joya
Established subdivision with mid-level houses, many used as vacation rentals. Has small shopping center, near the Technical University. Well-connected with transportation to hotel zone.
Diamond Zone (New - Federal Highway)
Ciudad Mayakoba
Sustainable mega-development under construction, will be a complete planned city. Will include university, hospital, shopping center, corporate offices, and thousands of residences. Connected to Mayakoba complex where hotels like Rosewood and Banyan Tree are located. Will have its own transportation system, central parks, and artificial lagoons.
